Condition Reports


Our roof inspectors use our 45 years of industry knowledge and data-driven systems to assess the condition of your roof and produce a detailed roof inspection report. This roof inspection report will tell you what level of service might be required (e.g., general roof maintenance, repairs, or partial to full roof replacement). This report can also be used for budget planning, maintenance scheduling, and coordinating other projects.

During a roof inspection, our roof inspectors look for:

  • Condition of membrane on the roof

  • Ventilation—both intake and outflow
  • Skylights and associated skylight flashings

Common Problems

Tree limbs and other plants, left untrimmed, can consistently rub your roof, wearing away the protective layer of shingles. In storms, dead or overgrown limbs break, causing potentially serious damage to your roof. Be sure to keep trees trimmed and free of dead or overhanging limbs.

Flashings, seals, areas around vent pipes, chimneys, and other areas where the roof has been penetrated. If flashing is inadequate, vulnerable areas of your roof are exposed. Tiles can blow off or leaks can occur. Wind, hail, and other products of the elements can creep under layers of the roof, leading to leaks and mould.

Small bird and animals, even raccoons, enjoy sneaking through cracks in the roof. These animals can cause roof damage and, more importantly, infest other areas of the house. Be sure to seal all openings to prevent unwanted house guests.

Some roofs pond water. This may or may not be an issue, consult a professional for advice.

Ventilation is a critical component of proper roof design and maintenance. Vents placed at base of roof and near the top of roof allow warm air to leave the attic area. This movement of air regulates temperature and moisture in the attic. Proper ventilation reduces your energy bill and helps maintain a healthy roof.

After any severe storm, be sure to visually inspect your roof for possible punctures and/or penetrations through shingles or other roofing materials. Also, be aware of broken or damaged limbs as noted earlier.

Roof Inspection

After a construction site roof inspection, our roof inspector produces a thorough roof inspection report detailing the roofing materials used, the install of those roofing materials, as well as photos and direction to the contractor for any roofing detail issues. We have zero tolerance for poor workmanship.
